劉燕萍[深圳房地產行銷總監]

劉燕萍,從事10年的房地產工作者,曾先後任職於深圳英聯國際不動產,深圳至祥置業成功操作住宅重點項目約15個,建築面積約500萬平米,重點商業項目9個,建築面積約300萬平方米,累積實現銷售金額約400億元。

八年來,操作的項目遍及深圳、珠江三角洲、浙江、昆明及西南片區,物業類型涉及大型集中商業、大型住宅區、別墅、公寓、寫字樓、產權式酒店及旅遊開發等,積累了各類物業的理論意識、實踐經驗及創新動力,與行業俱進。

自2010年開始,投身至城市更新浪潮中,操作舊改項目三個,分別位於龍崗與羅湖。工作期間親率項目組與村民談判、簽署意願及項目申報等工作,並制定談判策略與更新方案,熟悉城市更新操作流程,對舊改項目的規劃設計、報建、談判、拆遷等全過程的管理有較全面的組織工作能力。

在工作之外,善於建立及開拓各類社會關係,同時,積極進修商業管理及行銷課程,保持著旺盛的學習能力。

As a real estate professional working in the field for eight years, I have successfully run about 15 key residential housing projects (approximately 5,000,000 square meters of construction area totally), 9 key commercial projects (approximately 150,000 square meters of construction area), and several bidding projects. I have achieved about 40 billions of sales accumulatively.

In the eight years, the projects that I ran spread in Shenzhen, the Perl River Delta, Zhejiang, Kunming and the southwest China, covering various property types including large-scale centralized commercial property, large-scale residential area, single house, condo, office building, property hotel, and tourism development, etc., through which I have accumulated theoretic awareness, practical experience and innovative power for various types of properties and advanced with the industry.

Compared with residential projects, I am even more skillful in commercial project operation and have the hand-on experience of running entire projects, i.e., business planning, layout of various types of operation, investment strategy and business negotiation.

In my work, I am good at make proper general working plans and strategies for the entire project team and have my own unique way of motivating teamwork and unity. Meanwhile, I have always been open-mined in management, achieving optimal teamwork condition with close sales procedure monitoring, proper training courses and good interpersonal communication skills.

Outside of work, I am good at building and developing various social connections. At the same time, I have been actively taking business management and marketing courses and kept strong learning ability.
